We offer a NO LET – NO FEE service to all prospective landlords who instruct us to market their property. Whether you’re an experienced landlord or new to the industry, we’re here to help and we strive to find the right tenants for you.

- Completion of the legal documentation on your behalf
- We also ensure the required safety certificates are in place throughout the tenancy.
- During the tenancy we will handle all maintenance requests via our online tenant faults reporting system.
- Repairs where necessary will be conducted by a trusted team of qualified subcontractors who we have worked with for many years. Alternatively, we can deal with one of your preferred contactor
- We will conduct periodic inspections and report on current condition
- Advise on longer term planned maintenance and make recommendations for improvements which will enhance the look of your property enabling it to remain desirable to prospective tenants and the potential of a greater yield on your investment
- When the tenancy ends, we will of course carry out all the necessary administrative tasks and will have already started the above process to secure your next tenant
In addition, we can assist with Energy Performance Certificates, Independent Inventories, Gas Safety Certificates, Electrical Certificates, PAT Testing and other recommended safety testing. Once we secure new tenants you can either manage your property yourself or take advantage of our fully managed service.
Part Managed
Everything included in the Tenant Find plus we take care of your maintenance requests, taking the hassle away from you. We will agree a limit for minor repairs, anything more we will discuss the best course of action with you.
Costs
Fully Managed - 40% of one month’s rent and 8.5% thereafter.
Tenant Find - 40% of one month’s rent.
Part Managed - 40% of one month’s rent and 5.5% thereafter
Tenancy Renewal - 40% of one month’s rent.
